This townhouse’s unique story:
Recent renovation and high rental income made this four-story townhouse on Manhattan Avenue at 105th Street the ideal buy. We had sold this house to the sellers and when they were ready to sell, we brought a direct buyer who fell in love immediately. However, the house had paper trail problems including SRO status and a nonexistent C of O.
Dexter Guerrieri’s innovative solution:
First, we advised the seller to obtain a Certificate of Non-Harassment as soon as possible. Once that was done, we informed the buyer of all remaining costs and risks without pulling any punches. We helped with due diligence, even recommending that the buyer bring in a contractor who gave an estimate of a “worst-case-scenario” renovation cost. This detailed education, together with constant communication, kept the buyer from being intimidated by their dream house. At the end of the day, it sold for $2,245,000. This was our eighth townhouse sold in this two block radius known as “Doctor’s Row.”
